Custom and Pre-Built Dry Well Installation

Underground discharge systems that accept water from French drains, downspouts, and sump pump outlets — eliminating surface pooling and protecting your foundation from concentrated runoff.

What Is a Dry Well?

A dry well is an underground structure filled with gravel or a perforated container that receives water from drainage systems and disperses it slowly into the surrounding soil. It functions as a holding and infiltration chamber — accepting large volumes of water quickly during storm events and releasing it gradually as the soil absorbs it.

Dry wells are the preferred discharge solution for Westchester County properties that lack direct access to a municipal storm drain. They are commonly used to receive water from French drain systems, roof downspouts, and sump pump discharge lines — preventing the concentrated surface discharge that causes erosion, pooling, and neighbor disputes on densely developed lots in Yonkers, White Plains, and Scarsdale.

We install both pre-built plastic dry well units and custom stone-and-fabric structures sized to your property's specific runoff volume. Dry well installation is frequently combined with French drain installation as part of a complete yard drainage solution.

Our Dry Well Installation Process

01

Runoff Volume Calculation

We calculate the volume of water your property generates during a design storm event — accounting for roof area, impervious surfaces, and soil absorption rates — to size the dry well correctly.

02

Location Selection

The dry well is positioned in an area with adequate soil permeability, at least 10 feet from the foundation, and away from septic systems, utility lines, and property boundaries.

03

Excavation

We excavate the pit to the required depth and diameter, removing soil and preparing the base for the dry well structure and surrounding gravel bed.

04

Dry Well Installation

Pre-built plastic or concrete dry well units are set in place, or a custom stone-and-fabric structure is built on site. The unit is surrounded by clean gravel to maximize water dispersal into the surrounding soil.

05

Inlet Connection

Inlet pipes from French drains, downspouts, or sump pump discharge lines are connected to the dry well. Overflow provisions are included for extreme storm events.

06

Backfill & Restoration

The excavation is backfilled, the surface is restored with sod or stone, and the system is tested to confirm proper flow from all connected inlets.
